What to Expect During a Foundation Dig-Out
A foundation dig-out is one of the most significant excavation projects a homeowner or builder can undertake. Whether you're adding a basement to an existing structure, replacing a failing crawl space foundation, or preparing for new construction in the Nashville area, here's what the process looks like from start to finish.
Phase 1: Site Assessment and Planning
Before any equipment arrives, a foundation dig-out requires careful planning. This includes:
- Confirming property boundaries and setback requirements with local authorities (Davidson, Williamson, or Rutherford County depending on location)
- Calling 811 (Tennessee One Call) to have all underground utilities marked — this is legally required and critical before any excavation
- Verifying soil conditions — Middle Tennessee's clay-heavy soil can present challenges for deep excavation, and some sites in the Nashville area have shallow bedrock that requires additional planning
- Planning spoil (excavated dirt) disposal or reuse — where will the soil go after it's removed?
- Confirming equipment access — our mini excavator or skid steer needs a clear path to the work area
Phase 2: Excavation
The dig-out itself involves removing soil to the required depth and footprint for the foundation. For a standard new construction foundation in Middle Tennessee, this typically means:
- Stripping the top layer of organic soil (which is not suitable for backfill)
- Excavating to the engineer-specified depth, accounting for footing depth, drainage layer, and floor slab or crawl space clearance
- Creating stable, properly sloped walls — Tennessee's clay soil can be unstable when cut steep, especially when wet
- Setting up a way to manage water intrusion during excavation — in wet seasons, this may include a pump or temporary diversion
We use a mini excavator for precision in tight spaces and a full-size excavator for larger dig-outs. The right machine makes a significant difference in both speed and wall stability.
Phase 3: During the Dig — What You'll See
Expect significant soil movement. A single-home foundation dig-out can produce hundreds of cubic yards of excavated material — that's a large pile of dirt that needs somewhere to go. We'll coordinate with you in advance on soil disposal: some customers use it for grading elsewhere on the property, others have it hauled off.
Excavation timelines depend on depth, access, and soil conditions. Most residential foundation dig-outs in Middle Tennessee take one to three days for the excavation phase.
Phase 4: Inspection and Handoff
Once excavation is complete, the site typically needs to be inspected before footings are poured. This inspection is handled by the county building department or a private inspector, depending on your jurisdiction and permit requirements. We'll leave the excavated area clean and graded to the specified dimensions so your concrete crew or foundation contractor can proceed.
